No Trouble at Mill as buyers rush to invest £6M in land-mark scheme.
Buyers flocked to a spectacular mill conversion in West Yorkshire …and snapped up £6 million worth of homes in just 24 hours, it was revealed today.
More than 25 apartments were sold in less than a day of its launch in a clear signal that the county’s housing market is turning the national property slowdown on its head.
Hundreds of would-be buyers queued at the launch to catch a first glimpse of the show apartments at the £25 million Ledgard Bridge Mill restoration scheme in Mirfield by award-winning developer Binks Vertical.
Now 35 apartments – nearly a third of the whole scheme – have been reserved at the flagship development, with a total value in excess of £8 million. The sales success, even in the current market conditions, echo the remarkable scenes at the company’s sister scheme in Brighouse.
Binks Vertical’s highly acclaimed renaissance scheme at Millroyd Island hit the headlines when an amazing 100 homes, with a total value of more than £12 million, were snapped up in just four hours in the buoyant market of last year.
Similarly, Ledgard Bridge Mill is also situated in a prime commuter-belt location and is proving another hit with buyers.
Work has already started on site and, once completed, the restored mill complex will feature 119 stylish and contemporary apartments, all boasting a riverside setting, with inspiring views over the waterfront and surrounding countryside.
Binks Vertical’s founder Richard Binks is delighted by the response from buyers to his latest scheme.
He said, “Any project we look at has to have that ‘wow’ factor and Ledgard Mill has certainly got that, as proved by the number of homes that have already been sold.
“Our official launch was a tremendous success and the level of interest has remained extremely high. Buyers recognise that Ledgard Mill has got everything – a waterside setting in a town with excellent road and rail links.
“We are proud to be doing our bit in the regeneration of Yorkshire’s historic, old mill towns. Buildings, like Ledgard Mill, are jewels in the county’s history and its restoration has really fired people’s imaginations.”
Daughter Harriet, who heads the sales and marketing operation, added, “The interest in Ledgard Mill has been fantastic from day one. It’s a memorable development and a great place to live, so it’s little wonder that the apartments are proving so popular.”
The restored Ledgard Bridge Mill will also feature an awe-inspiring, all-glass building attached to the main mill, overlooking the River Calder and offering unparalleled vistas of the Pennines.
The five-storey mill features one and two-bedroom apartments as well as studios, together with a gym for residents and secure parking.
The waterfront areas are also being fully restored and landscaped, with the overall development representing the biggest single investment in Mirfield’s history.
As part of the renaissance project, the mill’s original features will be retained to return the building to its former glory in its scenic setting, which also overlooks the Leeds-Liverpool Canal and the revitalised canal basin, with its picturesque barges.
The five-acre site is just two minutes walk from Mirfield train station on the main Leeds-Manchester line. It’s also only five minutes walk into the town centre, with its wide range of shops, bars and restaurants. While, by road, Ledgard Mill is only a short drive off the M62 and less than 15 minutes from the M1.
Prices start from a very competitive £95,000 for a studio and £125,000 for a one-bed apartment. Among its many honours, Binks Vertical captured the coveted NHBC ‘Pride in the Job’ award last year for its highly sought after Millroyd Island project.
